What Is PAT Testing?

Portable Appliance Testing, commonly known as PAT testing, checks whether electrical appliances and equipment are safe to continue using.

Despite its name, the service is not limited to small portable appliances. Items such as washing machines, tumble dryers, fridges, microwaves, kettles, computers, monitors, extension leads and office equipment may all require inspection and testing.

Each item receives:

  • A detailed visual safety inspection
  • The appropriate electrical safety tests
  • A clear pass or fail result
  • An individual appliance identification number
  • A dated PAT testing label
  • Entry on your digital PAT testing certificate

Testing is carried out using calibrated PAT testing equipment and in accordance with recognised UK in-service inspection and testing practices.

PAT Testing for Landlords

If you provide electrical appliances for your tenants, you have a responsibility to make sure they are safe to use.

PAT testing provides landlords with a clear record showing that supplied appliances have been inspected and electrically tested. This can be particularly useful:

  • Before a new tenant moves in
  • Between tenancies
  • Following a change of tenant
  • When appliances have been moved or stored
  • As part of an ongoing electrical safety programme
  • When requested by a letting agent or insurer

What Counts as One Item?

Each appliance, detachable mains lead or extension lead tested is normally counted as a separate item.

For example:

  • Kettle with fixed cable: 1 item
  • Washing machine: 1 item
  • Computer monitor with detachable mains lead: 2 items
  • Extension lead: 1 item
  • Laptop charger: 1 item

If you are unsure how many items you have, an approximate number is fine when making an enquiry.

What If an Appliance Fails?

Any appliance that fails will be clearly identified and explained to you.

A correctly rated replacement fuse may be fitted where appropriate. Damaged plugs, cables or appliances requiring further repair are not automatically repaired as part of the PAT testing price.

Where suitable, I can provide advice or a separate quotation for remedial work. Unsafe equipment should be removed from use until it has been repaired and successfully retested.

Does PAT Testing Have to Be Carried Out Every Year?

There is no universal UK rule requiring every appliance to receive a PAT test annually.

The appropriate inspection and testing interval depends on the type of equipment, how frequently it is used and the environment in which it operates. Equipment handled regularly or used in a demanding environment may need checking more frequently than equipment kept in a clean, low-risk office.

The Health and Safety Executive states that electrical equipment must be maintained in a safe condition, but the regulations do not prescribe annual PAT testing for every appliance.

For landlords, businesses and organisations, regular recorded inspection and testing is a practical way of demonstrating that electrical safety is being managed responsibly.
